Short term lets

Short Term Lets Near Sizewell; furnished homes for the weeks and months in between.

Most stays around the Sizewell area sit awkwardly between a holiday let and an assured tenancy. Three weeks, six weeks, three months. Long enough that a hotel becomes punishing, short enough that a normal AST doesn't work. That gap is exactly what our short term lets are built for.

Every property is furnished, equipped and ready to move into on day one. You bring your bag; we handle linen, WiFi, utilities, cleaning between stays and the boring admin in the middle.

Why short term lets near the Sizewell area are different

Suffolk's coastal short-let market is built around tourism — Friday-to-Friday changeovers, weekend minimums, and peak-season pricing that punishes mid-week professional stays. Our portfolio is structured differently. Arrival days are flexible, weekly and monthly rates are transparent, and the properties are stocked for working life rather than a one-week holiday.

That means a desk you can actually work at, a kitchen you can cook in for a fortnight, and a quiet bedroom you can sleep through a shift in.

Weekly, monthly and rolling stays

Most short term let bookings fall into three patterns. Weekly stays for placements that haven't been fully scoped yet, monthly stays for confirmed engagements, and rolling stays where the end date depends on how the project goes. We can structure any of the three — the nightly rate stays consistent, and extensions are charged at the original rate.

  • Weekly stays from 3 nights upwards.
  • Monthly rates for stays of 28 nights or longer.
  • Rolling 4-week extensions for open-ended placements.
  • Single invoice or split invoicing across multiple weeks.

What's included as standard

We aim to remove every small friction that turns a short-let into a chore. Everything below is included in the headline nightly rate — no add-ons, no cleaning fees layered on at checkout.

  • All utilities — electricity, water, heating, council tax.
  • Unlimited fibre WiFi.
  • Fresh linen and towels on arrival, mid-stay refresh for longer stays.
  • Fully equipped kitchen with everything from a sharp knife to a proper kettle.
  • Parking at most properties — flagged clearly when not.

Areas we cover for short term lets

  • Saxmundham, Yoxford, Theberton, Kelsale — 15–25 minutes.
  • Southwold, Reydon, Walberswick, Halesworth — 25–35 minutes.

FAQs

Common questions.

What is the minimum stay?

Three nights at most properties. Some homes set a higher weekday minimum during peak summer weeks — we'll flag that on enquiry.

Are bills included in the rate?

Yes. Electricity, water, heating, council tax and fibre WiFi are all included in the nightly rate, on every short term let.

Can I extend my stay if my project runs long?

Yes — extensions are normal and we plan for them. We hold the original nightly rate where availability allows, rather than re-quoting at a peak rate.

Do you offer a discount for monthly stays?

Stays of 28 nights or longer are quoted on a monthly basis with a built-in discount versus the nightly rate. Tell us your dates and we'll send the comparison.

Is the let an AST or a licence?

Our short term lets are licences to occupy, not assured shorthold tenancies. That's what gives both sides the flexibility on dates and extensions.

Tell us your dates.

Send the start date, likely end date and number of guests. We'll come back with matched properties, a clear weekly or monthly rate, and a hold while you decide.
