Lettings

Sizewell Lettings; furnished contractor rentals built around project and outage work.

Traditional lettings around Sizewell don't fit the way project work actually runs. A standard AST locks you in for six or twelve months, asks for a deposit and a guarantor, and treats furniture and bills as your problem. Project and outage teams don't need any of that, they need a furnished home within a short drive of site, a clear weekly rate, and the freedom to extend or end as the programme shifts.

That's the gap our Sizewell lettings sit in. Every property is furnished, bills-included, and let on a licence to occupy rather than an AST. Van and vehicle parking, fast fibre for shift paperwork, drying space for wet workwear, and early starts without disturbing anyone come as standard. You give notice in weeks, not months, and we don't ask for a guarantor.

How our lettings differ from a normal rental

A high-street letting agent will hand you an AST, ask for two months' rent up front, run referencing for a week, and charge you for furniture and bills on top. Our lettings strip all of that out. The headline rate is fully inclusive, the contract is a flexible licence, and you can usually move in within 48 hours of enquiring.

  • Licence to occupy, not an AST.
  • Bills, WiFi, council tax all included.
  • One week's rent as a refundable deposit, not two months.
  • No guarantor required.
  • Notice given and received in weeks, not months.

Weekly, monthly and rolling lets

Most Sizewell lettings fall into three shapes. Weekly lets for short placements and inspections, monthly lets for confirmed multi-month engagements, and rolling lets where the end date depends on how the project actually runs. We can structure any of the three and switch between them mid-stay if your scope changes.

  • Weekly from 3 nights, charged at a flat weekly rate.
  • Monthly rates for stays of 28 nights or more, at a built-in discount.
  • Rolling 4-week extensions for open-ended placements.
  • Per-room lets in selected larger houses for small crews.

Where the lettings sit

Stock is concentrated in the commuter belt around Sizewell, close enough for shift work, far enough that you actually sleep at night. Property quality is the same across the portfolio; the difference between areas is mostly drive time and how lively the high street is in the evening.

  • Leiston, closest to site, 10-minute drive, small-town amenities.
  • Saxmundham, rail link to Ipswich, 15-minute drive.
  • Aldringham, Knodishall, Theberton, quiet villages, 12–18 minutes.
  • Southwold, Aldeburgh, Woodbridge, coastal/market towns, 25–45 minutes.

Leiston and Saxmundham, where most of our lettings are

Leiston is the closest town to Sizewell and where the majority of project workers choose to base themselves. The high street has the day-to-day essentials (supermarkets, takeaways, a pharmacy, pubs and cafés) and most of our Leiston lettings are a 10-minute drive from site, which matters on early shifts. Parking is straightforward and the town is quiet in the evenings.

Saxmundham sits about 15 minutes from site and suits teams who want a bit more around them. It has a railway station on the East Suffolk line with direct trains to Ipswich, a large supermarket, and a proper high street. It's a popular choice for longer lettings and for anyone whose family visits at weekends.

  • Leiston, ~10 minutes to site, walkable high street, easy parking.
  • Saxmundham, ~15 minutes to site, direct trains to Ipswich, larger shops.
  • Both towns have fuel, food and takeaways within a few minutes of every property.
  • We'll tell you honestly which town fits your shift pattern and group size.

Letting process

We try to make the let itself the easy part. Enquire with dates and group size, we send matched properties and a clear quote, you confirm and pay a one-week deposit, and we book check-in. Most lettings are confirmed within a single working day.

FAQs

Common questions.

Should I let in Leiston or Saxmundham?

Leiston is closest to Sizewell (around a 10-minute drive) and suits early shifts and crews who want the shortest commute. Saxmundham is about 15 minutes away, has a station with direct trains to Ipswich and a larger supermarket, and tends to suit longer stays. Tell us your shift pattern and group size and we'll recommend the right town.

Are these lettings ASTs or licences?

All of our Sizewell lettings are licences to occupy rather than assured shorthold tenancies. That's what gives both sides the flexibility on dates, extensions and notice.

Do I need a guarantor?

No. We don't require a guarantor on any of our lettings. A one-week refundable deposit covers our side of the risk.

What bills are included?

Electricity, water, heating, council tax and unlimited fibre WiFi are included in the headline rate on every let. There are no separate utility accounts to set up.

How quickly can I move in?

Most lettings confirm within one working day of enquiry. Where the property is already vacant, check-in can be as soon as 48 hours after you confirm.

Can I let a single room rather than a whole house?

We offer per-room lets in a small number of larger houses for crews who don't already know each other. Whole-property lets are the default, let us know on enquiry and we'll quote both.
